Referral Agent Options

Somewhere along the way you decided being an active agent with a brokerage wasn't for you.  Maybe it was:

  • The unproductive time requirements of floor-time, caravans, required open houses, and broker meetings; or

  • Perhaps you were disappointed with the support or pressure you were getting from your broker; maybe even blaming yourself for not being committed enough; or

  • You had issues in your personal life that required attention and you couldn't meet the required commitment expected by your broker; or

  • Maybe you closed a few deals but decided what little income you made wasn't worth the effort you were required to put in.

Whatever the reason, you came to the conclusion that it wasn't all that they said real estate was going to be in the brochure.

Your broker told you that their were only three options: 1) Work harder in your current capacity; 2) Turn in your license to the state; or 3) Move your license into their referral brokerage. 

But, you've already tried the first option, and that hasn't worked.  The second option doesn't make sense because you worked so hard to get your license in the first place, and handing it back equals surrender.  The third option works great for the broker because they get an inexpensive lead generation system.  You then were sold the dream of making big money in real estate just by referring business. 

If you've been in referral for a time, you already know the cold hard reality.  You make no money, there is no incentive to market, you received no training on how to be an effective referral agent, and if you did get a referral, the money you received hardly seemed worth effort.

Before AHFSR, there really were no other options.  But, since life isn't black and white, we've created another option that makes referring business 100% or more profitable.

The typical commission for referrals at most brokerages is as follows:

Referral fees received from cooperating brokers are based on 25% of the applicable portion of the listing or sales fee (usually 3%). This 25% goes to XYZ Referral Realty Inc., then the referral agent receives 50% of this fee, or 12 1/2% of the applicable portion.

Instead of accepting the typical 50% of the commission the agent who the business was referred to gets, how does 70% sound.  And what about the flexibility to decide if and when you want to do the job yourself, and make more income.

And, we'll train you how to be a GREAT Referral Agent, rather than just hanging your license somewhere, hoping that someone asks you if you are still in real estate.

In most referral brokerage scenarios, the selling broker offers a typical 50% commission to the selling agent.  That agent then pays the Referral Company Broker a 25% referral fee.  And then your broker pays you 50% of what they receive for referring the client.

 

Here's how the numbers work:

Selling Broker (100%): $9,000

Selling Agent (50%): $4,500

Referral Broker (25%): $1,125

You as Referral Agent (50%):$562.50

 

Net Annual Income: $563

2 closed referrals = $1,126

3 closed referrals = $1,689

4 closed referrals = $2,252

 

 

Best Plan 2

In a few brokerage scenarios, the selling broker offers 25% commission direct to the to the Referral Company Broker.  And then your broker pays you 50% of what they receive for referring the client.

 

Here's how the numbers work:

Selling Broker (100%): $9,000

Referral Broker (25%): $2,250

You as Referral Agent (50%):$1,125

 

Net Annual Income: $1,125

2 closed referrals = $2,250

3 closed referrals = $3,375

4 closed referrals = $4,500
